Big Woods
Poquoson is a pro-business community with over 500 acres of vacant land zoned for commercial and business development. A large portion of Poquosons vacant commercial and Research and Development land area is called the "Big Woods". The Big Woods is an undeveloped wooded tract providing over 400 acres of land area ideal for industrial development.

- Transportation/Location The Big Woods has over 2 miles of road frontage along State Route 171 Victory Boulevard leading directly to Interstate 64 which is 4 miles to the west. The overall site is ringed and bisected by existing roadways. These roadways include State Route 172 Wythe Creek Road, which leads directly into the City of Hampton, State Route 782 Carys Chapel Road south of Victory Boulevard, and East Yorktown Road north of Victory Boulevard. Victory Boulevard is currently a 2-lane roadway; however, the City of Poquoson has 140 feet of existing right-of-way along this corridor and is working with the Virginia Department of Transportation to widen this roadway to a 4-lane divided highway. Newport News Williamsburg International Airport provides express mail and freight air cargo services. Newport News Williamsburg is only 6 miles west of the Big Woods site. Norfolk International Airport also provides daily express mail and freight air cargo services and is only 25 miles south of the Big Woods and can be easily accessed via Interstate 64 within minutes. The Big Woods is adjacent to major employment centers such as Langley Air Force Base, the NASA Complex and several industrial parks.
- Water Water is currently supplied by Newport News Waterworks along the perimeter of the site. Newport News Waterworks has extended a 16" watermain down Victory Boulevard to better serve the interior portions of the Big Woods.
- Sewerage Sewer lines are currently available to the perimeter and parts of the interior portions of the Big Woods site. The City has developed an additional pump station to serve the interior portions.
- Topography The Big Woods area is basically flat with natural topographic elevations varying from six to ten feet. Soils are generally clay types. The area is predominantly heavily wooded with deciduous trees and some small cleared areas.
- Surrounding Land Uses - Along the perimeter roads, land is limited to residential and commercial activity. The Big Woods is just outside the Citys retail center. This area is predominantly retail; commercial and service oriented business. The existing residential activity is located along the perimeter of the site, particularly along the extreme northern and southern boundaries of the Big Woods.
- Zoning A vast majority of the Big Woods is zoned Business/Commercial/Research and Development and is designed to encourage research and development land uses. This zoning designation includes provisions that would allow a developer to master plan the site to meet its particular development needs.
- Land Ownership The Big Woods is currently owned by a number of people and estates and the parcels vary greatly in size. The Poquoson IDA is currently exploring its options to assemble properties to accommodate future land development of the big Woods as a commercial/research and development park.
